But here's where it gets controversial: despite these issues, Vistry claims they are working towards an 'adoptable standard.' The company spokesperson mentions ongoing efforts to address the problems, including repairing pavements, completing streetlights, and making progress on the play area. But the residents' experiences tell a different story.

The Cornish family, who bought their home in December 2024, were shown a beautiful display and promised a well-maintained estate. But the reality is far from it. Mrs. Cornish laments, 'The pavement outside our house is a hazard, and the children's play area remains closed.'

Another resident, Emma Cook, chose her plot for its proximity to the promised park, but her daughter has outgrown it before it even opened. She feels let down by the developer's unfulfilled promises.

And this is the part most people miss: the residents' concerns extend beyond the physical infrastructure. Lisa Martin, living on the boundary between the Bovis estate and a neighboring development, was promised a meadow and a fence between the estates. Instead, she got a poorly seeded grass patch full of weeds and exposed electrical wiring.

The situation has led to a lack of trust between the residents and the developer. Mr. Wakefield notes that residents are hesitant to report issues, fearing they'll be charged for repairs through their service charges. This fear is not unfounded, as Mr. Cornish's service charge has already increased.

The residents just want Bovis to acknowledge their mistakes and provide a clear plan and timeline for rectifying the issues. But if the developer doesn't step up, legal action for breach of contract may be the only option left.

Kent County Council, while expecting to adopt some roads soon, has not proposed adoption for the remaining roads. The residents are left in limbo, wondering when their dream estate will become a reality. Will Vistry fulfill its promises, or will the residents' frustration continue to grow?
